DANDELION
The Zbrojovka area, which has always been inaccessible, opens up to the population. The
grey industrial image is changing into a popular green everyday destination for the city. Sports and leisure time are combined with ecological aspects to create a versatile park experience. In addition, new residential and commercial space is being created to complement and strengthen the surrounding area.

pressure on the few public open spaces
The city Brno has a fragmentary public open space system. Especially green spaces without any dedicated usage (e.g. sports) are missing. Furthermore there is almost no adequate connection on pedestrian and bicycle level between the single parts of the green system.
As the city gains in density and urban life gets more intense, the social, ecological and economic pressure on the few public open spaces increases sharply. A mostly unterrated form of open spaces are water- and railway systems. They provide a continuous network through the whole city.
predetermined breaking points
Linear structures like the river and the railway are the connecting system, where all the tension comes together. They function as predetermined breaking points and metaphorically spoken a crack in the dense building structure appears.
New public green spaces appear along the river and the railway like Dandelions in the streets. The crack as the new linking route system rapidly fills with life and multiplies the quality of the single green spaces.
Change as potential for new green system
Due to big modifications in the economy sectors, logistics and mobility, unused spatial potential shows up especially along rivers and railways. This underlines the interaction of crack and dandelion respectively connecting system and public parks.
The crack is not only a new mobility system for pedestri- ans and cyclists, but also a transport framework for fresh, cool air in the city. The open spaces and the connection to the surrounding landscape is a big bonus for the city‘s micro climate.

building structure
Size and shape of the blocks on site are based on the environment in the district. The structure also includes the big existing office building in the north. 61% of the floor space are used for apartments in different sizes, prize categories and living forms. Along the railway the three lowest floors are used for offices and workshops and next to the park there is a public oriented zone with gastronomy and shops. In total 39% are allocated to commercial usage.
Special usages are a kindergarten for the district and a train information center at the train station.

In the first place the site transforms into a big park, but it is divided into widely differing zones of usage. Along the river there is a spacious, nature-imitating park, that offers living invironments for flora and fauna as well as a big open green space without dedicated usage for the people. In contrast to that there is the yellow active zone with a high density of sport-, play- and leisure-possibilities.
In transition to the buildings a pedestrian boulevard and the train station square open up to the ground floor usages. Behind the buildings there are green backyards. Residential alleys for meeting and playing complete the open spaces for the inhabitants.

mobility and access
Overall there is very little space for motorised individual traffic. As the the site was not accessible during the industrial use it has no importance for the connecting street system in the city so this measure can be carried out easily. Individual car traffic is led directly into the underground car park.
As part of the city-wide connecting system the bicycle highway touches the site. For public transport the district gets a convenient connection to the train station in the east.

With de partly renaturation the river jumps back to life and creates high quality living environments - for both humans and nature.
Due to the demolition of the river weir in the north, the renaturation
is possible. Invisible securities in the ground define the space were
the river can find it‘s own way without threatening the buildings and infrastructures around it.

In the north a over 100m wide space is opened up for the river. A multitude of different habitats for flora and fauna is created. Specific access at some points allows the visitors to experience nature and educate themselves.

The southern parts of the river within the site are more dedicated to the people. Large seating possibilites provide chill areas near the water.

In awarness of the climate change the flood protection is expanded with instream river training. Special modelling of the river bed ensures that the water masses are directed so that less force is exerted on the banks in the event of flooding.
